VTSM 2016-01 Fitzpatrick Homes

The applicant is proposing to subdivide approximately 4.9 acres of an existing approximately 9.68 acre parcel, located on the southeast corner of North Johnson Road and East Tuolumne Road, into 20 single-family residential lots and one remainder lot. The project will be developed in accordance with the RL (Low Density Residential) zoning district standards allowing a minimum lot size of 5,000 square feet and a residential density ranging between three and seven dwelling units per acre. The overall density of the proposed project is 3.88 dwelling units per acre with an average lot size of approximately 8,775 square feet. A mix of both single-story and two-story single family homes will be constructed on the new lots. The property is located at 2118 E Tuolumne Rd., Turlock, more particularly described as Stanislaus County APN 073-015-001.
