Regional Industrial Park
Approved in 2006, the Turlock Regional Industrial park was developed as a Specific Plan area with an accompanying certified Environmental Impact Report. The City of Turlock developed the Master Planned Area to facilitate economic and job development through orderly growth and streamlined processes. The plan was prepared during a time of significant change in the structure of the national economy. The Turlock Regional Industrial park is roughly bounded by Fulkerth Road to the north, Washington Road to the west, Linwood/Glenwood Avenues to the south, and Highway 99 to the east. The Turlock Regional Industrial Park includes more than 1,700 acres of industrially zoned parcels with the balance of the acreage divided up between Business Park and Commercial zoned parcels. The parcels in the master plan area range in size from half acre lots to almost one hundred acres in size with many consolidation possibilities for even greater acreage. In addition to its advantageous location near Highway 99, the City of Turlock through its former redevelopment agency has invested more than $14 million in the construction of the water and sewer backbone infrastructure to make large areas of the Regional park "shovel ready".
Many types of manufacturing jobs have declined nationally or have been transferred elsewhere. However, the essential need for processed food and agricultural products indicate an opportunity to create a center for an enduring and sustainable economy, based on agricultural products and related processes and services.
The Turlock Regional Industrial Park is now home to such firms as US Cold Storage, Blue Diamond Growers, Sensient, Superb Farms, Foster Farms, Cozy Shack and others. Hilmar Cheese, the largest milk based ingredients manufacturer in the world will be the Turlock Regional Industrial Park's newest addition. They will break ground in mid-2014 to develop a new state of the art milk powder processing facility.
